RWA Full Form — Resident Welfare Association

RWA = Resident Welfare Association

• A voluntary organisation formed by residents of a housing colony or apartment complex • Legally registered under the Societies Registration Act, 1860 • Elected by residents through a general body meeting • Has an elected committee: President, Vice-President, Secretary, Treasurer, and members

Key functions of a Resident Welfare Association:

1. Maintenance: Manages upkeep of common areas — parks, roads, lifts, water tanks, power backup
2. Security: Manages security guards, CCTV, visitor management systems
3. Utility services: Coordinates water supply, electricity, garbage collection
4. Dispute resolution: Mediates between residents over noise, parking, pets, etc.
5. Representation: Represents residents' interests with municipal authorities
6. Maintenance charges: Collects monthly maintenance fees from residents
7. Events and welfare: Organises community events, festivals, welfare activities
8. Legal compliance: Ensures housing society follows building bylaws and municipal rules

• RWAs are registered under the Societies Registration Act, 1860 (or state-specific housing society acts) • Once registered, an RWA is a legal entity that can open bank accounts, enter contracts, own property • Membership is open to all residents/flat owners in the area • Annual accounts are required to be maintained • RWA elections must be held periodically (as per society rules) • In Delhi, RWAs are also governed by the Delhi Apartment Ownership Act
